Wells, Septic and the Road In

Most of what we maintain in Camp Verde is not on a city system. Well pumps and pressure tanks, septic, propane, water hauling where it applies, irrigation off a ditch share, fencing and gates, barns and shops, and the private road that has to survive monsoon season. None of it exists on a city lot and all of it fails eventually.

A manager who does not know to check a well pump before summer, or to look at road access before the first storm, will cost an owner more than the fee they saved. We keep the trades who will actually drive out here, and we schedule the preventive work around the season rather than the calendar.

Do you mark up maintenance invoices?
No. Vendors bill their real rate and you see the actual invoice. There is no markup, no coordination charge and no marked-up parts. It is the single most common place management fees get quietly doubled, and we removed it.
Who decides when work gets done?
You set an approval threshold. Below it we act, so a running toilet does not wait on an email. Above it we get your approval first, with the bid attached. Emergencies that threaten the property or a resident’s safety are handled immediately and reported straight after.
How do residents report a problem?
Through the resident portal, by phone, or by email. Anything involving water, gas or safety reaches a person directly at any hour. Everything else is triaged the same business day.
Can I keep using my own vendors?
Yes. If you have a plumber or a landscaper you trust, we will work with them. Where you do not, ours are licensed, insured and have worked on properties like yours.
